How the Calculator Gets Its Numbers

Every sealcoating estimate is four multiplications. The area sets everything else, which is why measuring it is the step worth getting right. Here is a 1,000 sq ft, two-car driveway in typical condition, two coats.

area × coats ÷ coverage

That driveway bills $400 and burns $135 in sealer, leaving $265 for crack fill, primer, a crew for about two hours, fuel and profit. Push the rate to $0.30 and the same job leaves $165. That is why residential work carries a minimum, and why the material line in the calculator matters more than the headline price.

Coverage is the input to watch. Manufacturers publish 50-60 sq ft per gallon of mixed sealer for two coats on typical pavement, and the calculator's three condition presets bracket that: a porous, oxidized lot can take a quarter more sealer than a lot sealed two years ago. Where a Sealcoating Estimate Goes Wrong

The calculator is only as good as its inputs. These four are the ones that turn a profitable job into a free one.

The area came from the customer

Property owners quote the lot size from a listing or a guess. The paved area is smaller than the lot and larger than they think. Measure it yourself before a gallon is ordered.

Coverage from a fresh lot on an old one

The same product covers a quarter less on oxidized, raveled asphalt. If the surface looks grey and the aggregate is exposed, use the aged preset and buy accordingly.

One coat priced like two

A maintenance seal on tight pavement is a real product, but it uses half the sealer and needs half the time. Price it as what it is, and say so on the bid.

Sealer at drum prices on a big lot

At drum pricing, sealer alone is $0.10-$0.14 per sq ft. Large-lot rates only work with bulk material, so quote a 50,000 sq ft lot on the price you will actually pay.

Sealcoating Calculator Questions

Sealer quantities, coverage, and what the price has to cover.

Multiply the square footage by the number of coats, then divide by the coverage of the mixed sealer. Mixed sealer covers about 80-120 sq ft per gallon per coat, which is the 50-60 sq ft per gallon for two coats that manufacturers publish. A 1,000 sq ft driveway with two coats at 100 sq ft per gallon needs 20 gallons of mixed sealer. Because the concentrate is cut with 30-40 gallons of water per 100 gallons, that is about 15 gallons of concentrate to buy, plus roughly 60 lb of sand.

Your own. The calculator starts at $0.30 per square foot because residential driveways bid at $0.30-$0.60 with two coats and a $200-$350 minimum, while parking lots run lower as they get bigger. Because coverage is the number that moves the material bill. Oxidized, raveled asphalt is porous and drinks the first coat, so the same gallon covers less ground. Pavement that was sealed a couple of years ago is tight and takes sealer evenly. The three presets span the range you will see in the field; if you know your own coverage from past jobs, pick the preset closest to it.

The sealer figure is concentrate only, which is the bulk of the material bill. Sand adds roughly a dime per pound, polymer additives a few percent, and hot-pour crack sealant is priced by the linear foot on its own line. The calculator shows what is left after sealer for exactly this reason: crack fill, primer, fuel, labor and profit all have to fit inside that number.

You can add up to six rectangular sections, which handles a simple lot. Islands, curved aisles and odd corners are where length × width drifts, and on sealcoating a wrong area is wrong twice: you buy the wrong amount of sealer and quote the wrong price. Tracing a surface on satellite imagery typically lands within 1–3% of a tape or wheel measurement, which is closer than most contractors get pacing a lot. On a 20,000 sq ft lot a 3% miss is 600 sq ft, about 12 gallons of mixed sealer either way, and well inside the coverage variation between a porous and a tight surface.
