Parking lot sweeping calculator: per sweep, per month and spring clean-up
Area to sweep
The sweep
The truck rate is the 1,000-spaces-an-hour rule of thumb; the ride-on rate is Tennant's average for its 6100. Your rate is for the crew, truck included. The two minute fields are yours: blower and hand work on curbs, islands and corners plus the cans (3-5 minutes each), and the setup, drive and dump the visit carries. Carolina Sweepers puts sweeping at $65-$125 an hour in the Southeast.
Enter the lot's area above to see the time a visit takes, a price per sweep and a monthly contract.
A sweeping bid lives or dies on the lot's real size, and the parcel on a listing includes the building and the landscaping. Trace just the pavement on satellite imagery and price the surface the truck will actually cover.
Rates checked September 2026 against World Sweeper, the North American Power Sweeping Association and published price guides. The rate and minimum sit inside those ranges; the two minute fields are examples. Replace all four with your own.
How much should parking lot sweeping cost?
Price the clock, then quote the sweep. Divide the lot's square feet by the machine's hourly rate, add the blower and travel minutes, multiply by your hourly rate and hold a minimum. A three-acre shopping center with a sweeper truck is 1 hr 29 min a visit: a $141 sweep at $95 an hour, $611 a month swept weekly.
How Much to Charge for Parking Lot Sweeping
Sweeping contractors bid in time. The lot's area is what turns that time from a guess into a number you can defend when the property manager asks why.
Machine time
square feet ÷ sq ft per hour
130,680 ÷ 200,000 = 39 min
Visit
machine time + detail + travel
39 min + 30 + 20 min = 1 hr 29 min
Price per sweep
visit × your rate, or the minimum
1 hr 29 min × $95 = $141
Monthly contract
sweep × visits a week × 52 ÷ 12
$141 × 1 × 52 ÷ 12 = $611
Spring clean-up
visit × 2× your rate
1 hr 29 min × $190 = $282
Your hourly rate is a crew rate: the truck, the driver, the person on the blower when there is one, fuel, the dump, insurance, overhead and profit. Carolina Sweepers puts sweeping at $65-$125 an hour in the Southeast, depending on the machine and the operator. For scale, World Sweeper's bidding guide put a small parking-lot truck at $55-$65 an hour in 2005 dollars.
Quote per sweep even though you priced it by the hour. World Sweeper's advice is blunt: never bid a lot by the hour, because a manager who sees the job take less than the hour will want the bill adjusted. Quoting the sweep keeps the efficiency yours.
How Long a Lot Takes to Sweep
Asphalt Kingdom's rule of thumb for a sweeper truck is 1,000 parking spaces an hour, which it works out as 200,000 sq ft at 200 sq ft a space. A sub-compact ride-on averages 46,200 sq ft an hour on Tennant's specification, about a quarter of the truck's pace.
Where the example visit goes
- Sweeping: 39 min
- Blower and hand detail: 30 min
- Setup, travel and dump: 20 min
On a small lot the sweeping is the smallest part of the visit, which is why a minimum exists. On a big one the machine time dominates, and the acres are the price.
Why curbs and islands slow a lot down
15
mph
Open lot, light litter
5
mph
Along a curb
2-3
mph
Broken pavement, gravel
World Sweeper's bidding guide puts a truck at about 15 mph in the middle of a lot and at 5 mph along a curb, for safety. Every island is a loop of curb. Two lots of the same acreage do not take the same time, and the one with the landscaping takes longer.
Sweeping Contract Prices by Property Type
There is no standard, but there is a pattern, from the North American Power Sweeping Association and Victory Sweepers. The last column prices the three-acre example at the lower end of each schedule.
| Property | Swept | 3 acres, a month |
|---|---|---|
| Mall or shopping center | Daily, or three to four times a week | $1,833three a week |
| Office | Once or twice a week | $611once a week |
| Apartment complex | Weekly or every other week | $282twice a month |
| Warehouse | Once or twice a month | $141once a month |
Frequency changes the time as well as the count. World Sweeper calls the once-a-month lot the one in the worst possible condition, and Carolina Sweepers gives the example of a lot that takes 45 minutes swept weekly needing two hours or more swept monthly. Price a monthly account from the dirt it will have, not from the weekly lot next door: at the example's time, once a month is only $141.
Parking Lot Sweeping Prices by Lot Size
$95 an hour, a $100 minimum, 30 minutes of detail and 20 of travel a visit: the calculator's starting inputs. A check on your own number, not a quote.
| Lot | Visit | Sweep | Weekly, a month |
|---|---|---|---|
| Fast-food or bank pad20,000 sq ft · published band $50-$150 | 56 min | $100minimum | $433 |
| One-acre office lot43,560 sq ft · published band $50-$150 | 1 hr 3 min | $100minimum | $433 |
| Three-acre shopping center130,680 sq ft · published band $350-$1,000+ | 1 hr 29 min | $141 | $611 |
| Eight-acre big-box lot348,480 sq ft · published band $350-$1,000+ | 2 hr 35 min | $245 | $1,062 |
Porter service, pressure washing and the dump fee are usually priced as extras. Where a row lands on the minimum, the drive and the detail take longer than the sweeping itself.

At $0.03-$0.08 a square foot, a 50,000 sq ft lot is well over a thousand dollars a visit. The dealer's guide puts the same lot at $150-$350. A per-square-foot price only means something with a frequency and a lot type behind it.
That is why the trade prices from the clock. The ride-along and the stopwatch tell you what a lot takes; the area tells you what an unseen lot will take. Use the bands to check you are in the same market, not to set the number.
The three-acre example prices at $141 a sweep: inside Newpoint's band and under the dealer's $350-$1,000+ for a lot its size. When your number lands under the band, check what the visit is missing before you check the market: a second person on the blower for the whole visit, the cans at 3-5 minutes each, the run to the dump.
The Spring Clean-Up After the Winter
Every lot that was plowed and sanded all winter ends it under a layer of sand and cinders. In the snow belt the first sweep of spring is its own job, and World Sweeper reports that contractors commonly bill it at double their regular hourly rate. The sweeping association tells managers to ask for it by the hour, because a flat price gets quoted at the worst case.
At 2× the example rate, the three-acre visit is $282 before the extra time. Heavy material slows a truck the way broken pavement and gravel do, to 2-3 mph by World Sweeper's figure, so add minutes to the detail field rather than trusting the maintenance pace.
It is also the natural next line on a winter account. The contractor who salted the lot already has its square footage, and so does the property manager who paid for the salt by the acre. If you run the winter side, the parking lot salt calculator and the snow removal pricing calculator price the same lot you will sweep in April.
Measure Sweeping Bids From Satellite
Measuring a route of retail lots means a drive to every one. Trace them from the office instead: address to square footage in under three minutes.
Search the address
Any lot in the U.S. loads on satellite imagery, islands, light poles and curb lines included.
Trace the pavement
Trace around the edge of the pavement, and count the islands while you are there: each one is a curb line the truck slows down on.
Price and send
Run the area through the calculator, then quote the sweep and the contract and send a branded PDF with the measured area on it.
Where a Sweeping Bid Loses Money
A sweeping contract is priced once and run every week for years. A mistake in the bid repeats every visit.
Bidding the lot size on the listing
A parcel's acreage includes the building and the landscaping. Price the pavement, measured, not the number the owner quotes.
Quoting by the hour
An hourly quote turns every fast night into a dispute and every efficiency into a discount. Price the hours, quote the sweep.
The monthly lot at the weekly time
A lot swept once a month holds a month of litter, leaves and sediment. It takes longer than the same lot swept weekly, and the price has to say so.
Forgetting the drive and the dump
The minutes between accounts and at the transfer station are real hours. Carry them in every visit, or the small lots on the route are losing money.
Measuring the lot zone by zone, with the islands out, is covered on the parking lot square footage calculator.
Parking Lot Sweeping Questions
Price per sweep, time, frequency and the spring clean-up.
Newpoint Services puts it at $75-$200 a sweep for a standard-size lot, and an equipment dealer's guide at $50-$150 a visit for lots under 50,000 sq ft. The real driver is time: a three-acre shopping center is about 39 min of truck sweeping, and with blower detail and travel the visit is 1 hr 29 min, or $141 at $95 an hour. Swept weekly, that is $611 a month.
Charge per sweep, priced from the hours. Divide the lot's square feet by your machine's rate, add the minutes for blower work and travel, multiply by your hourly rate and hold a minimum for small lots. Carolina Sweepers puts sweeping at $65-$125 an hour in the Southeast, depending on the machine and the operator. World Sweeper's advice is to never bid a lot by the hour: estimate the time, then quote the sweep, so a fast night does not turn into a request for a discount.
Asphalt Kingdom's rule of thumb for a sweeper truck is 1,000 parking spaces an hour, which it works out as 200,000 sq ft at 200 sq ft a space. A sub-compact ride-on averages 46,200 sq ft an hour on Tennant's specification, about a quarter of that. The truck runs about 15 mph in the open, 5 mph along a curb and 2-3 mph on broken pavement full of gravel, so a lot with long curb lines and islands takes longer than its acres suggest.
The North American Power Sweeping Association says offices are typically swept once or twice a week, warehouses once or twice a month, and malls daily or three to four times a week. Apartment complexes are commonly weekly or every other week. World Sweeper's bidding guide says grocery, discount and department stores collect more litter a day than a business complex, and fast-food lots more still; those sit at the top of the range.
Price one sweep, then multiply by the visits a month, counting weekly schedules as 52 weeks over 12 months. The three-acre example at $141 a sweep is $611 a month once a week, $3,055 five nights a week and $4,277 every night. Frequent accounts expect a better price per sweep, World Sweeper notes, so treat the nightly figure as a ceiling to discount from. A once-a-month lot is the dirtiest lot you sweep and rarely takes the weekly lot's time.
Snow-belt contractors commonly bill the one-time clean-up of the winter's sand and cinders at double their regular hourly rate, according to World Sweeper, and the association of sweeping contractors tells property managers to ask for it by the hour. At 2× the example rate the three-acre visit is $282, before the extra time heavy material takes.
Some contractors quote it that way, mostly on large, open lots. Published prices disagree by ten times or more: one Southeast contractor quotes $0.03-$0.08 a square foot for routine maintenance, which would put a 50,000 sq ft lot in the thousands a visit, while a dealer's guide puts the same lot at $150-$350. The example lot works out to $1.08 per 1,000 sq ft a sweep, but that number falls out of the hours; it does not set them.
