Asphalt Paving Cost Calculator

Price a parking lot the way paving contractors bid one: tons of hot mix, base, milling and mobilization, from the lot's measured area.

Owners are quoted $3-$7 a square foot for a new asphalt lot and $1-$3 to resurface. At $150 a ton in place, a 20,000 sq ft mill and overlay is a $47,593 bid, $2.38 a square foot.

In-place prices carry the crew, the equipment, hauling, overhead and profit, as in state DOT bid averages: $70-$163 a ton for the main surface mixes, $1.14-$3.06 a square yard milled and $32-$63 a cubic yard of base in 2024-25. Binder indexes rose 20-42% from February to June 2026, and small lots price above highway lettings. Tack coat, striping, curbs and drainage are not included. Replace every figure with your own.

Enter the lot's area above to see the tons, each line of the bid and a price per square foot.

A paving bid is tons, and tons are the area times the depth: a 5% miss on a one-acre lot at 2 in is 26.6 tons. Trace the lot on satellite imagery before you price it.

Unit prices checked September 2026 against 2025 state DOT average bids and 2026 published price guides. The starting prices sit inside those ranges. Replace them with your own.

How much does asphalt paving cost per square foot?

$3-$7 for a new parking lot, $1-$3 for an overlay or a mill and overlay, and $4-$10 to tear out and replace. Priced from quantities, a 20,000 sq ft lot is $47,593 to mill and overlay and $102,905 to build new.

Asphalt Paving Cost Per Square Foot

What owners are quoted, beside what the calculator's starting prices build for a 20,000 sq ft lot. Published bands rarely say whether they include the base, the grading or the trip, which is why the bid is built from quantities.

Per stall, HomeGuide puts a new lot at $900-$2,500, at the 300 to 350 square feet a car takes with its share of the aisles. A driveway guide's price per square foot is the wrong check for a lot: a small job carries the same trip and setup over far fewer square feet.

How Paving Contractors Price a Lot

A paving bid is quantities times unit prices. The 20,000 sq ft new lot, line by line, at the calculator's starting prices:

Hot mix

tons in place × your price a ton

367 t × $150 = $55,050

Stone base

cubic yards in place × your price

370 cu yd × $50 = $18,500

Excavate and grade

sq ft × your price a sq ft

20,000 × $1 = $20,000

Mobilization

the lines × 10%

$93,550 × 10% = $9,355

The bid

lines + mobilization

$102,905, $5.15 a sq ft

The tons are the area, the compacted thickness and 110 lb per square yard per inch: the same takeoff as the asphalt calculator, which also gives truckloads and the thickness a lot's traffic calls for. The bid prices the tons laid; order 5% more from the plant for raking and the last partial load, since an in-place price already covers that waste.

The price a ton is in place, not at the plant. HomeGuide put the mix at $40-$80 a ton at the plant in December 2025, before the 2026 binder rise; the in-place price adds the crew, the paver and rollers, hauling, overhead and profit. State DOT bid averages are the useful reference because they are what contractors bid per ton laid. Mobilization, traffic control and tack coat are separate DOT items, which is why mobilization is its own line here.

Asphalt Price Per Ton, Installed

2024-25 state DOT bid averages for hot mix in place, per ton laid. A highway contract places thousands of tons of one mix; a parking lot is a few hundred, and small quantities cost more.

$5-$13

more per ton of mix, at 5 to 6% binder

State DOT binder indexes rose sharply from February to June 2026. Many DOT contracts carry escalation clauses; a private parking lot usually does not, so the contractor carries the difference between the bid and the plant's price on paving day. The calculator's $150 starting price sits near the top of the DOT averages for that reason. Get the plant's current quote, and date your bid.

Overlay, Mill and Overlay or Replace

The job type sets which lines are on the bid and how thick the asphalt is. The thickness a lot's traffic needs is on the asphalt calculator; these are the starting points the calculator uses.

Overlay

A new 2 in surface over a lot that is still sound underneath. The cheapest paving job, and the wrong one over a failed base: the cracks underneath come back up through the new surface.

Mill and overlay

Grind off the worn top 2 in, then pave it back at the same height, so the curbs and the drainage still work; a plain overlay raises the whole lot. The usual answer for a commercial lot with a sound base and a worn surface.

New lot

Excavate, grade, lay and compact the stone base, then 3 in of asphalt for car traffic. Site work and base are 41% of the example's lines, and the part a satellite view cannot see: price the soil after a site visit.

Remove and replace

Tear out failed pavement, regrade and rebuild the base, then pave. Priced like a new lot plus the removal and hauling, which is why it runs above one. Often only the failed areas, with a mill and overlay on the rest.

Parking Lot Paving Cost by Lot Size

At the calculator's starting prices: $150 a ton in place, 10% mobilization. A check on your own number, not a quote.

Parking lot paving bids by lot size for mill and overlay and for a new lot
LotMill and overlayNew lot
Small lot, about 12 stalls4,000 sq ft$9,534$20,565
Strip center20,000 sq ft$47,593$102,905
One-acre lot43,560 sq ft$103,752$224,136
Three-acre retail lot130,680 sq ft$311,421$672,188

The per-square-foot price here is the same at every size because the model has no fixed costs. Real small lots cost more: raise the mobilization and the price a ton, or hold a minimum.

Where a Paving Bid Loses Money

Paving is priced in tons and paid for in tons. A mistake in the area or the price a ton goes straight to the margin.

Paving the owner's acreage

A parcel's acreage includes the building, the landscaping and the setbacks. Price the pavement, measured, with the islands out.

Checking against a driveway price

Driveway guides quote more per square foot because a small job carries the same trip and setup over fewer square feet. A lot's check is a lot's band, per job type.

Last year's price a ton

State DOT binder indexes rose 20-42% from February to June 2026, and a private lot usually has no escalation clause. Date the bid and price the plant's current quote.

An overlay on a failed base

Alligator cracking and potholes are a base problem. Overlaying them sells the cheapest bid and buys the callback; cut those areas out and replace them.

Measuring the lot zone by zone, with the islands out, is covered on the parking lot square footage calculator.

Asphalt Paving Cost Questions

Per square foot, per ton, mill and overlay, mobilization and 2026 prices.

HomeGuide's 2026 guide puts a new asphalt parking lot at $3-$7 a square foot and resurfacing at $1-$3; a Columbus, Ohio contractor quotes $4.50-$7.50 for a new commercial lot and $1.75-$3.25 for an overlay. Built from quantities at $150 a ton in place, a 20,000 sq ft lot comes to $2.01 to overlay, $2.38 to mill and overlay and $5.15 to build new.

A new asphalt lot runs $3-$7 a square foot, or $900-$2,500 a stall, on HomeGuide's 2026 figures. The calculator prices a 20,000 sq ft strip-center lot at $102,905 new, on 367 t of hot mix over a stone base, and $47,593 to mill and overlay the same lot. Excavation and the base move a new lot's price the most; drainage, curbs and striping are priced on top.

A Memphis paving contractor puts parking-lot resurfacing, overlay or mill and overlay, at $1-$3 a square foot nationally. Milling itself averaged $1.14-$3.06 a square yard on 2025 state DOT jobs, but those are highway quantities: Oklahoma DOT milling in small quantities, 2,000 to 9,000 square yards, ran $5.29-$20.98. On the 20,000 sq ft example, milling is $6,666 of a $47,593 bid; the hot mix is most of it.

In 2024-25 state DOT bid averages, the main surface mixes ran $70-$163 a ton in place: Minnesota's highest-volume wearing course $70.37, Oklahoma's surface mix $115.95, Montana's commercial mix $150.05 and Florida's light-traffic Superpave $163.42. That price carries the crew, the equipment, hauling, overhead and profit; mobilization, traffic control and tack coat are separate DOT pay items. HomeGuide put the mix alone at $40-$80 at the plant in December 2025, before the 2026 binder rise.

Liquid asphalt binder. State DOT binder indexes rose 20-42% from February to June 2026, and For Construction Pros reported that private work without escalation clauses carries the full increase, with a return to earlier prices estimated around the first quarter of 2027. At 5 to 6 percent binder that is roughly $5-$13 more per ton of mix. Price the plant's current quote, not last year's bid.

Washington State DOT's Plans Preparation Manual starts the engineer's estimate at 10% for mobilization and adjusts from there: more for several sites, many removal items, large excavation or work split across two seasons. On a small lot the paver, rollers and crew cost as much to bring in for one day's work as for a week's, which is why small jobs price higher per square foot. The calculator starts at 10%; set your own.

Among the Top 40 paving contractors in For Construction Pros' 2026 Top Contractor survey, 35% reported margins above 20 percent and 27.5 percent reported 16 to 20 percent; parking lots were 61 percent of their work. The survey does not say whether that is gross or net margin, so use it as a check on your own books, not a target.

Wisconsin DOT's production table puts machine paving at 700-1,800 tons a day, 1,300 typical, and hand placement at 120-360. A parking lot sits between the two: islands, curbs and tie-ins slow a paver that could run a highway lane all day. The 20,000 sq ft example's 367 t is one or two paving days for most crews; the grading and base come first.
