Three steps: measure the surface (square footage is the foundation of the price), apply your per-square-foot rate adjusted for surface type and condition, and send a written quote that shows the measurement. Contractors who send a measured, written quote the same day as the lead consistently win more work than ones who schedule a site visit first.
Per-square-foot pricing is easier to defend and easier to scale — it shows the customer the price was calculated, not guessed. Flat job pricing works in fixed-rate markets but leads to underquoting on large or complex surfaces. Either way, measure first: even a flat price should be built on real square footage.
