Parking Lot Measuring Software, Compared

The best parking lot measuring software depends on what you bid from the number: SurfaceMeasure to measure by address and send the quote, Parking Lot Logic or ProPaving to count stalls and striping, LotQuote to run the whole business, TruTec or SiteRecon for AI takeoffs. All of them trace a commercial lot on satellite or aerial imagery and give its square footage without a site visit. The tools contractors compare are SurfaceMeasure, ProPaving, Parking Lot Logic, LotQuote, TruTec, SiteRecon, Aspire PropertyIntel and QuoteIQ, with Google Earth Pro as the no-cost baseline. They differ on three things: whether they count stalls and striping, whether they send the quote, and what they cost.

All nine are side by side below, at the prices on their own sites on 17 October 2026.

Nine Parking Lot Tools Side by Side

Prices and features as each vendor publishes them, read off their own sites on 17 October 2026. Where a vendor does not say, the table says so. Parking Lot Logic costs less than SurfaceMeasure, and several of the tools count stalls on the image, which SurfaceMeasure does not.

Which One Fits Your Work

  • Bidding sealcoating and snow on the same commercial lots

    SurfaceMeasure

You trace the lot once, by address, with islands and the building cut out, and the same measurement prices a sealcoat by lot size or a per-push snow bid. The property manager gets a branded quote to accept online, and it sits beside whatever runs your office.

  • Stall counts and striping footage, on the cheap

    Parking Lot Logic

Pro is $19/mo, less than SurfaceMeasure, and built around linear feet and stalls for restriping bids.

  • Measuring in the field on a phone app

    ProPaving

$49/seat/mo, with iPhone, iPad and Android apps, stall and ADA count markers, and striping and curb lines.

  • One parking-lot app for estimates, CRM and invoicing

    LotQuote

From $49/mo on early-access pricing, with QuickBooks and Jobber sync from Pro and AI stall detection, marked beta, on Ultimate.

  • AI takeoffs across many properties

    TruTec or SiteRecon

TruTec takes off asphalt, stalls, striping and cracks from aerial imagery and sells by demo. SiteRecon starts at $39/mo plus credits by the acre, with done-for-you takeoffs on its larger plans.

  • One lot, once

    Google Earth Pro

Measure from a straight-down view and do the rest by hand. Once you bid lots every week, the second step in another program is the cost.

What to Check Before You Pick One

Four things separate the tools on a commercial bid. To work the numbers on a lot you have already measured, use the parking lot square footage calculator.

  1. 1 of 4

    Sections and cutouts

A commercial lot is a parking field, an apron and a drive lane, around islands and a building you do not bid. One outline means adding and subtracting by hand.

SurfaceMeasure takes up to 20 sections in one measurement with a running total, and cutouts for islands and buildings come off it.

  2. 2 of 4

Stalls and striping, counted or estimated

A restripe is bid by the stall and the linear foot. A count taken off the image is exact; an estimate from the area is a check, not a bid.

SurfaceMeasure shows approximate stalls and striping feet for the lot's size. For a counted takeoff, use one of the tools above that counts.

  3. 3 of 4

A quote at your rate, sent from the measurement

A measurement that has to be retyped into a proposal is a second job, and the place an old rate or a typo gets in.

SurfaceMeasure puts your rate on the area, shows the market range for a lot that size beside it, and sends a branded PDF or a link the customer accepts online.

  4. 4 of 4

Every trade you sell on the lot

The crew that seals in summer often plows in winter. The same property measured once should price both.

SurfaceMeasure's Parking Lot mode prices a sealcoat; its Snow Removal mode prices the lot per push, by depth, with salt and a season.

Parking Lot Software Questions

It depends on what you bid from the measurement. To measure a commercial lot by address and send a branded quote the property manager accepts online, with sealcoating and snow priced on the same lot, SurfaceMeasure. To count stalls and trace striping line by line, ProPaving or Parking Lot Logic, which is the cheapest. To run estimates, the CRM and invoicing in one parking-lot app, LotQuote. For AI takeoffs of asphalt, stalls and cracks, TruTec or SiteRecon. Prices and features were read off each vendor's own site on 17 October 2026.

On flat, unobstructed pavement, a lot traced on current satellite imagery typically lands within 1–3% of a tape measurement, which is inside what a per-square-foot bid needs. The error comes from what hides the edge: trees over the curb, cars parked along it, or a shadow from the building. Trace in sections and cut out islands and buildings rather than drawing one rough outline, and confirm on site before you order material for a large job.

ProPaving has count markers for stalls and ADA spaces and linear measurements for striping and curbs. Parking Lot Logic measures asphalt square feet, striping linear feet and stall counts. LotQuote has manual count tools on every plan and AI stall and marking detection, marked beta, on Ultimate. Aspire PropertyIntel counts stalls along a line you draw, and TruTec takes off stalls and striping from aerial imagery. SurfaceMeasure measures the area and shows an approximate stall count and striping footage worked out from it, not counted from the image.

As published on 17 October 2026: SurfaceMeasure is $29.99/mo or $299/yr. Parking Lot Logic Pro is $19/mo, SiteRecon Scout $39/mo plus measuring credits, ProPaving $49/seat/mo, and LotQuote from $49/mo on early-access pricing. QuoteIQ's satellite measuring starts at $99.99/mo. TruTec and Aspire PropertyIntel do not publish prices, and Google Earth Pro costs nothing. New accounts start with a 7-day free trial of Pro: a card is required, nothing is charged today, and nothing at all if you cancel before the trial ends. After that it is $29.99 a month, or $299 a year (the yearly plan has no trial).

For one lot's area, yes, if you measure from a straight-down view; Google's own help page says its measurements may not be fully accurate near 3D terrain and buildings. What it does not do is subtract islands or turn the area into a quote, so every bid is a second step in another program.
