Sealcoating Estimating Software, Compared

Sealcoating estimating software measures the pavement, turns the square footage into sealer, add-ons and a price, and sends the customer a quote to accept. For commercial lots, check five things: satellite measuring with cutouts, your own rate, crack fill and striping as separate lines, a branded quote, and whether you also need scheduling and invoicing.

Seven tools are compared side by side below, at the prices on their own sites.

What to Look For in Sealcoating Estimating Software

Six things separate the tools, and each one is a line on the bid. For the bid itself, measured, taken off and priced, read how to bid sealcoating jobs.

  1. 1 of 6

Satellite measuring, in sections, with cutouts

A commercial lot is a parking field, an apron and a drive lane, with islands and a building you do not seal. Software that takes one outline makes you add and subtract by hand.

SurfaceMeasure takes up to 20 sections in one measurement with a running total, and cutouts for islands and buildings come off it.

  2. 2 of 6

Your own rate, with a range to check it against

A preset price is someone else's overhead. You want your rate on the quote and a market figure beside it, so a typo or an old rate shows up before the customer sees it.

SurfaceMeasure leaves the rate empty until you set it, and shows the market range for a lot of that size next to it.

  3. 3 of 6

Sealer worked out from the area

The gallons decide whether you buy pails or a drum, and how many trips the tank makes.

SurfaceMeasure shows the approximate mixed sealer for two coats at 50-60 sq ft a gallon. Sand and additives are on the sealcoating cost calculator, not in the tool.

  4. 4 of 6

Crack fill and striping on their own lines

Folding crack fill into the square-foot rate hides it from the customer and from you. Owners compare line by line, and restriping after the coat is often the bigger number.

SurfaceMeasure gives an approximate stall count and striping footage for the lot, and you add crack fill, primer or striping as your own line items.

  5. 5 of 6

A quote the customer can say yes to

Property managers sign the bid that is easiest to approve. A branded quote with an accept button beats a number in a text.

SurfaceMeasure sends a branded PDF, or a link with your logo that the customer accepts online.

  6. 6 of 6

Whether it runs the office too

Scheduling, invoicing and payments are a different job from measuring and quoting. Some crews want one app for all of it; others already have it.

SurfaceMeasure does not schedule, invoice or take payments; it saves every job. If you need the office in the same app, look at QuoteIQ, LotQuote or Jobber.

The Tools Side by Side

Which One Fits Your Work

  • Commercial lots, measured and quoted in one sitting

    SurfaceMeasure

Sections and cutouts for the lot, the takeoff beside the area, and a branded quote the property manager accepts online. It sits alongside whatever runs your office.

  • The whole business in one app

    QuoteIQ or LotQuote

QuoteIQ adds CRM, scheduling and invoicing, with satellite measuring from $99.99/mo. LotQuote is built around parking-lot maintenance, from $49/mo.

  • Striping takeoffs and stall counts on a budget

    Parking Lot Logic

Pro is $19/mo, less than SurfaceMeasure, and built around linear feet and stalls rather than sealer.

  • Driveways on the side

    Sidewrk

$19/mo, less than SurfaceMeasure, with invoicing and card payments on the phone. It is built for driveways, not commercial lots.

  • Already on Jobber

    Keep it for the office

Its pricing page lists no measuring tool, so pair it with something that measures, or measure in Google Earth by hand.

From Address to Quote in SurfaceMeasure

  1. Search the address

Type the property's address; no drive to the site.

  2. Open the satellite view

The lot comes up from above in Parking Lot mode.

  3. Trace the pavement

Tap or click around the asphalt in sections, and cut out islands and buildings.

  4. Read the square footage

The total comes with the lot's approximate stalls, striping feet and sealer gallons.

  5. Set your rate

Enter your price per square foot; the market range for that lot size sits beside it as a check.

  6. Send the branded quote

Add crack fill or striping as line items and send a PDF, or a link the customer accepts online.

The rate is yours. For the published ranges by lot size, see sealcoating cost per square foot; for sealer, sand and a job total from an area you already have, the sealcoating cost calculator.

Sealcoating Software Questions

It depends on the work you bid. For commercial lots measured and quoted in one sitting, without changing the software you run the business on, SurfaceMeasure. To run the whole business in one app, QuoteIQ, or LotQuote if you want it built around parking-lot maintenance. For striping takeoffs and stall counts at the lowest price, Parking Lot Logic. For driveways on the side, with invoicing and card payments on the phone, Sidewrk. Prices and features were read off each vendor's site on 14 October 2026.

SurfaceMeasure, QuoteIQ (MapMeasure Pro, from its Beginner tier at $99.99/mo), LotQuote, Parking Lot Logic, Sidewrk and Aspire PropertyIntel all trace pavement on satellite or aerial imagery. Jobber's pricing page lists no measuring tool. QuoteIQ's own sealcoating page says it plainly: a satellite measurement is for pricing the proposal, so confirm on site before you order material.

Some of it. SurfaceMeasure's result card shows the approximate mixed sealer for two coats at the manufacturer's 50-60 sq ft a gallon, next to the area. QuoteIQ has a Materials section where you enter the quantity and unit cost of sealer, sand, crack filler and striping paint. Sidewrk keeps a private cost on each material so you see the profit. For sand, additives and drum-versus-pail pricing, use the sealcoating cost calculator.

SurfaceMeasure runs in the phone's browser with nothing to install, and every job opens on any device. Sidewrk is built for the phone and works with no signal. LotQuote runs in a web browser and says its mobile app is on the way. Parking Lot Logic runs in a browser on a computer or an iPad, and Aspire PropertyIntel is a mobile-optimised web app.

SurfaceMeasure is $29.99/mo or $299/yr. QuoteIQ starts at $29.99/mo, and its satellite measuring starts at $99.99/mo. LotQuote starts at $49/mo on early-access pricing. Parking Lot Logic Pro and Sidewrk are $19/mo each, and Jobber Core is $49/mo, or $29/mo billed annually. Aspire PropertyIntel does not publish prices. New accounts start with a 7-day free trial of Pro: a card is required, nothing is charged today, and nothing at all if you cancel before the trial ends. After that it is $29.99 a month, or $299 a year (the yearly plan has no trial).
