Parking Lot Sealing and Striping Cost

Priced as one job, crack sealing included, a reseal and restripe ran $5,175 to $23,955 on our three worked lots of 32 to 363 stalls: $0.20 to $0.34 per square foot all in. The sealcoat is most of it. The lines go down once the sealer has cured at least 24 hours.

What Goes on a Seal-and-Stripe Bid

Six lines, each priced in its own unit. The rates live on their own pages; this one puts them together.

Crack sealing

First, so the sealer goes over sealed cracks. Its own line, because a cracked lot and a sound one should not pay the same rate.

Restripe the stalls

Back on the old layout, after the sealer has cured. The new coat buries the old lines, so this line is not optional.

ADA stalls

Trips

One to seal, one to stripe once the sealer has cured. A lot that has to stay open adds a trip for each phase.

The Order the Work Goes Down

The cure time decides the schedule, and the schedule decides the trips. Seal on day one, stripe on day two, open when the sealer allows. Fresh asphalt is different: SealMaster waits 4 weeks before paint goes on new pavement.

  1. 1

    Record the layout

Photograph the lot and mark each stall end, arrow and ADA space where the striper can find it after the sealer is down. Two coats bury the old lines, and a guessed layout is a new layout.

  2. 2

    Crack seal, clean, prime

Cracks first, then a blown-off, swept surface with oil spots primed. Pro-Paving's guide: filling cracks before sealing is what makes the job last.

  3. 3

    Sealcoat

Two coats with the pavement at 50°F and rising. On a lot that must stay open, one section at a time.

  4. 4

    Let it cure

At least 24 hours before traffic paint, per SealMaster's paint sheet. Oil-based sealer takes about a week, too long for a lot that gets lines.

  5. 5

    Stripe

Back on the recorded layout, with the air and pavement at 50°F and staying there for 24 hours. SealMaster's acrylic is dry to no pick-up in under 30 minutes.

  6. 6

    Open the lot

Cars come back when the sealer is ready for them: 24-48 hours after the last coat, according to FixAsphalt and Carolina Coatings. The stripe day falls inside that window.

Three Lots, Sealed and Striped

Every rate sits inside a published 2026 range: the sealcoat inside its lot-size tier, stalls inside $5-$10, ADA stalls and markings inside Carolina Coatings', trips inside LotQuote's. Bigger lots sit lower in each range. Stall counts are the estimate SurfaceMeasure's result card gives for that area, the low end for a lot that size.

The same three bids, normalized. Per square foot is the number to compare with another contractor's bid; per stall is the number a property manager budgets with.

One contractor's published package prices

FixAsphalt, in New Jersey, prices the whole job by the square foot. Its packages run well above our worked lots, which is what a high-cost market with heavy crack work looks like. Its striping figure is the useful cross-check: our three striping lines all land inside it.

Sealcoat only$0.20-$0.50
Sealcoat and crack sealing$0.60-$0.80
Sealcoat, crack sealing and striping$0.65-$0.90
Striping, per sq ft of lot$0.02-$0.06

Rates for the sealcoat line alone, by lot size, are on sealcoating cost per square foot; a restripe on its own, by stall, foot and lot size, on parking lot striping cost.

Why the Lines Belong on the Sealcoat Bid

The sealer erases the layout, so a reseal without a restripe leaves the owner a lot with no stalls on it. Quote them apart and the owner signs one, shops the other, and waits on a second contractor while the lot sits black and blank.

Quote them together, each on its own line. The owner makes one decision, you control the cure-to-stripe schedule, and the second trip is already in the price. LotQuote's estimating guide says combined bids are easier to win when the client can see exactly what each piece costs. If you sub out the striping, carry the striper's price on your bid.

Both halves start from the same measurement. In SurfaceMeasure you search the address, trace the pavement on satellite imagery, and the result card estimates the stalls, the line footage and the sealer for that area. The site visit then checks the layout instead of discovering it.

Seal-and-Stripe Questions

The bundle, the cure, the schedule and the per-stall math.

Priced as one job at 2026 published rates, crack sealing included, our three worked lots came to $5,175 for 32 stalls, $12,318 for 108 and $23,955 for 363: $0.20 to $0.34 per square foot all in. The sealcoat is most of it and striping 12% to 14%. One New Jersey contractor, FixAsphalt, publishes $0.65-$0.90 per square foot for the same package.

Two visits on most lots: seal on the first, stripe on the next. SealMaster's traffic paint sheet says to let fresh sealer cure at least 24 hours before painting, so the stripe crew cannot follow the sealer the same day. The paint also needs 50°F and rising, holding above it for 24 hours. Oil-based sealer takes about a week to cure, which is why PavemanPro calls it a bad choice when lines go on top.

Yes. Two coats of sealer cover the old lines, and few owners will reopen a lot with no stall lines, arrows or marked accessible stalls. That is why the restripe belongs on the sealcoat bid, not on a second quote the owner might never sign. Record the layout before the first coat so the striper can put it back.

One bid with each piece on its own line. The owner makes one decision, nobody forgets the lines, and LotQuote's estimating guide puts it plainly: combined bids are easier to win when the client can see exactly what each piece costs. If you sub the striping out, carry the striper's price and the second trip on your bid.

Only in sections. Each section is cleaned, sealed, cured and striped before cars move onto it, and the next section starts after. Sealer needs 24-48 hours before traffic, according to FixAsphalt and Carolina Coatings, and FixAsphalt prices each extra trip for phased work at $750-$3,500. Price the phases before you promise the owner an open lot.

Because the sealcoat is spread over the stalls too. All in, our lots ran $66 to $162 per stall, against a restripe alone at $5-$10. Compare a competitor's bid per square foot of pavement, not per stall, and compare the striping lines with each other.
